Penetrating, film-forming, reactive — three different jobs

Sealing is not one product, it is a category of three. Penetrating sealers (silane and siloxane) soak into the substrate body and repel water from the inside without changing how the surface looks or feels. Film-forming sealers (acrylic, urethane) sit on top of the substrate as a clear or coloured film, add gloss or matte finish, and look great on covered patios where slip is not a winter concern. Reactive sealers (lithium silicate, sodium silicate) chemically bond with the substrate and densify the surface, used on garage floors and warehouse slabs where impact and chemical resistance matter more than aesthetics. The right pick depends on three things — substrate (concrete, paver, stone, brick, wood), exposure (outdoor freeze-thaw vs. indoor controlled), and finish (matte for slip resistance, gloss for colour pop). For most Calgary outdoor flatwork the answer is penetrating with a satin finish. How a Calgary seal job runs

Four steps from substrate test to cured finish

  1. Substrate test and choose chemistry

    Walk the surface, test absorption with a water-bead test (penetrating only goes onto absorbent substrate), confirm any existing sealer with a solvent rub, pick the matched product for substrate plus exposure plus finish.

  2. Clean and full dry

    Surface cleaner pass (or chemical clean on stamped/coloured concrete) to remove every contaminant, then 24-72 hours for the substrate to dry fully. Sealer will not bond through moisture trapped in the substrate.

  3. Apply the sealer

    Roller, sprayer or brush depending on substrate and product. Two thin coats usually beats one thick coat — better penetration, better film build, better appearance. Coverage rate confirmed against the product spec sheet.

  4. Cure and walkaround

    Surface cures over 24-72 hours depending on chemistry. We walk it with you once cured to confirm uniform finish and explain the maintenance cycle. Invoice covers the prep, the product and the labour, all in one number.

Outdoor work in a freeze-thaw climate gets matte or satin most of the time — gloss adds slip risk under ice and shows scuffs faster. Indoor garage floors are usually satin or gloss because the durability is what matters and slip is managed by mats. Stamped concrete patios under cover go satin or gloss to bring out the colour. Driveways and walkways stay matte. We will recommend at the visit based on substrate and exposure.
Sometimes the old sealer needs to come off first. Penetrating-over-penetrating is fine, no stripping needed. Film-forming over film-forming usually needs the old film removed because the new sealer will not bond evenly through a worn film. Mixing types (penetrating over film-forming) almost always means stripping. We will check the existing sealer at the visit and quote any stripping as a separate step.
Yes, slightly. Sealed surfaces resist staining better so you can hose down the slab more easily without chemistry, but they also need re-sealing on a cycle — penetrating every three to five years, film-forming every two to three. Annual wash plus the regular re-seal cycle keeps the surface looking new. Heavy chemistry like driveway de-icer should still be rinsed off promptly to extend the sealer life.
