Calgary paver work falls apart when the steps get skipped. Seal without cleaning first and the algae, leaf tannin and salt staining gets locked under the sealer for years. Seal without replacing the polymeric joint sand and the first spring snowmelt washes the sealer down between the pavers along with whatever sand is left, leaving an uneven finish. The right sequence is clean, dry, sand, seal — each step depends on the one before. The sealer choice matters too. Penetrating sealer (silane or siloxane) soaks into the paver body, repels water and salt without changing the surface texture. Film-forming sealer (acrylic) sits on top and adds gloss or a wet-look finish, looks great on a covered patio, dangerous on a winter walkway. How a Calgary paver job runs

Four visits sometimes, four steps every time

  1. Inspect and surface clean

    Walk the project, identify failed joint sand, note any settled or cracked pavers that need replacement first, run the surface cleaner pass to clear staining, algae and the loose grit between the pavers.

  2. Joint sand replacement

    Pavers fully dry (24-48 hours after the clean depending on weather), polymeric sand swept into joints to grade, air-blown to settle and clear excess off the paver face, watered down to activate the polymer bond.

  3. Drying period

    Sand cures for another 24-48 hours before sealer goes on. We confirm the joints are bonded and dry before booking the sealer visit. Rain shifts the schedule, we will tell you the new window.

  4. Sealer application and cure

    Penetrating or film-forming sealer applied at the right ambient temperature (above 10°C, no rain forecast for 24 hours). Walkaround with you once the sealer cures. Invoice covers all visits in the project.

Calgary paver realities

Road salt, freeze-thaw and the polymeric sand five-year clock

Calgary pavers face two specific problems most cities do not. Road salt that comes off the boots and the tires soaks into unsealed paver bodies and starts the freeze-thaw spalling cycle — the surface flakes off in five to seven years, half the lifespan of properly sealed pavers. Polymeric sand that was installed by the original hardscaper rarely makes it past year seven because the chinook expansion and contraction cycles break down the polymer binder. By year ten on most Calgary driveways and walkways, the sand is washing out and the pavers are starting to shift. The annual or biennial paver service catches all of this. Clean, replace sand where it has gone, re-seal every three to five years. Pair the paver work with driveway cleaning when the front driveway is concrete and the walkway is pavers, with patio cleaning when the back patio is mixed flatwork, or with pool deck cleaning when the pavers wrap around a pool. Paver sealing adds two more steps: replace the joint sand (the polymeric sand between the pavers that washes out with rain and snowmelt) and apply a penetrating or film-forming sealer that locks the colour and sheds road salt. Sealing without cleaning first traps the staining underneath, so the two services are bundled.
Polymeric sand has a five-to-seven-year life in Calgary's freeze-thaw climate, sometimes less if it was installed in cold or wet conditions. The polymer binder breaks down under repeated chinook expansion and contraction, the sand loses its grip on the paver edges and washes out with the spring snowmelt.
