Standard residential plan — what's covered
Spring visit (April-May) is the chinook prep — full envelope house soft-wash to clear the algae and grime that built up under the snow, driveway clean to flush out road salt brine before it pits the concrete deeper, gutter trough check and clean if needed, soft-wash refresh on any north-facing wall sections with algae return. Fall visit (September-October) is the pre-winter — gutter clean (critical before the first heavy snow blocks the downspouts), window clean to set up clear winter views, deck refresh if the deck was scheduled for it that year, annual roof inspection (no-walk, visual from the ground or drone) to flag any potential issues before snow load hides them. Each visit includes a written summary report on what was done, what was deferred and what to watch for. The plan template is residential — commercial and HOA properties have their own maintenance plans with monthly or quarterly cadence depending on traffic. Locked pricing + priority scheduling — why the program saves money
The financial math of the maintenance program: one-off spring house wash + driveway clean + gutter clean runs roughly $700-$1,000. Maintenance plan with the same scope runs roughly $630-$900 — the difference is the automatic 10% repeat-client discount plus the 12-month rate lock (the spring 2027 visit is at the spring 2026 price even if our rates have moved). Calgary clients on the maintenance program
Third year on the standard plan. Hartford calls to confirm two weeks before each spring and fall visit, shows up on the scheduled day, sends a written summary after. Zero friction. I don't think about exterior cleaning anymore.
