  2. Pre-treat the stains

  3. Surface cleaner pass

    16-inch disc for sidewalks and walkouts, 21-inch for larger slabs. Overlapping passes at matched pressure for the substrate. Edges run with a wand at the lawn line.

  4. Rinse, sweep, walkaround

Yes, the white deposits on concrete are calcium and magnesium salts that migrate to the surface as the slab cures or, on older slabs, as winter road salt soaks in and dries out. We treat them with an acid-based concrete cleaner (usually a buffered phosphoric acid) plus a rinse. Heavy efflorescence sometimes needs two passes a few days apart to fully clear.
Smaller surface cleaner (16-inch instead of 21-inch) for the narrow width, plus more wand work at the edges since the lawn and the perennial beds usually sit right against the concrete. Pressure is matched the same way, but the prep work to keep the chemistry off the lawn is more careful. The slab clean is the same speed once you adjust for the disc size.
We do not. Spalling (the flaking pop-outs on the slab surface from freeze-thaw damage) is a structural problem, not a cleanliness problem, and the right fix is a concrete patching or a polymer overlay from a concrete contractor. We will tell you straight whether the slab needs a wash or a fix at the visit, and we will point you at a concrete trade if structural work is what the slab needs.
Annual is the right call if the slab gets winter road salt or sits under a deciduous tree that drops tannin-staining leaves. Wait-until-dirty is fine for back-yard slabs that mostly see foot traffic. The visible difference between an annual maintenance wash and a five-year-deep clean is significant, the maintenance wash keeps the slab from staining at depth and the wash dries clean in a day.
